Prologis continues to set up shop with APRC in the Parc du Hode in Le Havre

Delivered in mid-2023 by APRC, the DC8 building in Parc du Hode marks a key milestone in Prologis’ deployment strategy in Le Havre. These 30,000 m² operated since November 2023 by XP LOG allow the investor to support its strategy initiated over the past ten years within the LHTE – Le Havre Multimodal Terminal, which now has a total portfolio of 285,000 m² on this flagship site for international logistics.

Cécile Tricault, Managing Director of Prologis Southern Europe, draws the main lessons from this operation, which associates her partner APRC with the success of its historic relationship with XP LOG.

In what context did this new production take place?
Le Havre DC8 reinforces the deployment of Prologis in the Parc du Hode. In this respect, it is a major establishment within our portfolio of 6 main markets (Le Havre, Lille, Paris, Lyon, Marseille, Orléans). Despite the challenges of a project that began just before the Covid period and was consequently interrupted, the outcome has been very positive for us. We were able to deliver it on time to our long-standing partner, XP LOG, whom we have been supporting in its growth on this site for many years. His satisfaction is at the height of a relationship that has continued since XP LOG chose a Prologis building for its first location on this park.

What are the main takeaways that Prologis has learned from this achievement?
This achievement highlights our long-term relationship with XP LOG, Prologis’ long-standing customer in Le Havre, but also with APRC, a long-term partner. It highlights the relevance of our positioning as a long-term real estate investor, dedicated to supporting our clients’ environmental strategies through comprehensive services and the development of platforms built on innovative environmental and energy solutions..

Thus, in addition to being BREEAM® Very Good certified and benefiting from the BiodiverCity® Performant Label, the DC8 building is pre-equipped to be, in the long term, an energy-producing building. It is also equipped with a rainwater collection and recycling system, 4 charging stations for electric vehicles, a domestic hot water production system equipped with solar panels and low-water consumption sanitary facilities.

Finally, it reflects our commitment to continue investing in the development of this region and paves the way for two new state-of-the-art platform projects. Together, these will add a 120,000 m² extension and meet the highest ESG standards, with the goal of achieving BREEAM® Excellent certification.

What do you think of APRC’s support for your projects?
APRC is a long-standing partner. His seriousness, rigour, and strong sense of organization are a major support to us. But above all, we value his ability to innovate and devise construction principles that address each of the technical challenges inherent to this type of project. The drive to find solutions that minimize environmental impacts also reflects the effectiveness of its continuous improvement process in favour of innovation.
