APRC Group is proud to announce the launch of construction, carried out by its general contracting subsidiary APRC, of a 26,000 m² urban logistics platform on a former textile industrial site in the heart of the European Metropolis of Lille, within the La Lainière business district. This ambitious project, developed by KSI, the Group’s real estate development subsidiary, is part of the wider urban requalification and revitalization program for this mixed-use district.
On June 19, 2024, construction began on the future urban logistics platform located on a former textile industrial site in the heart of the European Metropolis of Lille (MEL). APRC, the Group’s general contracting subsidiary, has been entrusted with the build, while KSI, its real estate development subsidiary, is overseeing both the development and the marketing of the asset.
The project is an integral part of a MEL program, developed by Ville Renouvelée in the municipalities of Roubaix and Wattrelos (59), at the heart of the La Lainière business district — a 33-hectare mixed-use area composed of 70% economic activities and 30% housing. It contributes to the revitalization and development of the district by carefully combining productive activities, mixed uses, and complementary urban functions within a framework of harmonious density and adapted compactness.
Located on a plot of more than 50,000 m², with more than 10,000 m² of green space, the building will represent a total surface area of 26,000 m² and will include:
- 24,200 m² of warehouse
- 4 cells with the possibility of positive cooling
- 1,600 m² of office space
- 200 m² of technical rooms.
This asset can be divided from 6,000 m², making it suitable for all types of urban and industrial logistics activities, including zero-emission deliveries. The site is classified as an ICPE, ensuring it meets the full range of potential user requirements.
Delivery is scheduled for summer 2025.
In line with all the architectural and environmental requirements of this dynamic territory that is La Lainière, a vector of urban progress and integrating a responsible and sustainable vision of the city, the KSI project was selected by the SEM Ville Rénovée on the basis of 10 rating criteria including:
- energy management,
- waste recovery,
- water management,
- Building materials
- the landscape and ecology around the building.
The entire roof will be covered by photovoltaic panels.
BREEAM Excellent certification is being sought.
