This ambitious project, developed by KSI, the Group\u2019s real estate development subsidiary, is part of the wider urban requalification and revitalization program for this mixed-use district. <\/strong><\/p>\n\n<p class=\"wp-block-paragraph\">On June 19, 2024, construction began on the future urban logistics platform located on a former textile industrial site in the heart of the European Metropolis of Lille (MEL). APRC, the Group\u2019s general contracting subsidiary, has been entrusted with the build, while KSI, its real estate development subsidiary, is overseeing both the development and the marketing of the asset. <\/p>\n\n<p class=\"wp-block-paragraph\">The project is an integral part of a MEL program, developed by Ville Renouvel\u00e9e in the municipalities of Roubaix and Wattrelos (59), at the heart of the La Laini\u00e8re business district \u2014 a 33-hectare mixed-use area composed of 70% economic activities and 30% housing. It contributes to the revitalization and development of the district by carefully combining productive activities, mixed uses, and complementary urban functions within a framework of harmonious density and adapted compactness. <\/p>\n\n<p class=\"wp-block-paragraph\">Located on a plot of more than 50,000 m\u00b2, with more than 10,000 m\u00b2 of green space, the building will represent a total surface area of 26,000 m\u00b2 and will include:<\/p>\n\n<ul class=\"wp-block-list\">\n<li>24,200 m\u00b2 of warehouse  <\/li>\n\n\n\n<li>4 cells with the possibility of positive cooling<\/li>\n\n\n\n<li>1,600 m\u00b2 of office space<\/li>\n\n\n\n<li>200 m\u00b2 of technical rooms.<\/li>\n<\/ul>\n\n<p class=\"wp-block-paragraph\">This asset can be divided from 6,000 m\u00b2, making it suitable for all types of urban and industrial logistics activities, including zero-emission deliveries. The site is classified as an ICPE, ensuring it meets the full range of potential user requirements. <\/p>\n\n<p class=\"wp-block-paragraph\">Delivery is scheduled for summer 2025.<\/p>\n\n<p class=\"wp-block-paragraph\">In line with all the architectural and environmental requirements of this dynamic territory that is La Laini\u00e8re, a vector of urban progress and integrating a responsible and sustainable vision of the city, the KSI project was selected by the SEM Ville R\u00e9nov\u00e9e on the basis of 10 rating criteria including: <\/p>\n\n<ul class=\"wp-block-list\">\n<li>energy management,  <\/li>\n\n\n\n<li>waste recovery,  <\/li>\n\n\n\n<li>water management,  <\/li>\n\n\n\n<li>Building materials  <\/li>\n\n\n\n<li>the landscape and ecology around the building.  <\/li>\n<\/ul>\n\n<p class=\"wp-block-paragraph\">The entire roof will be covered by photovoltaic panels.  <\/p>\n\n<p class=\"wp-block-paragraph\">BREEAM Excellent certification is being sought.<\/p>\n\n<p class=\"wp-block-paragraph\">\u00ab  <em>With this transaction, APRC Group is pursuing its development strategy through its development activity. Faced with the scarcity of land in suitable locations and the high demand, industrial and urban wasteland represent an important reservoir <\/em>  &#8220;, says Jean-Marie Guillet, CEO of KSI. \u00ab  <em>KSI has already completed several logistics real estate projects, in collaboration with APRC, notably in Prouvy La Sentinelle (56,000 m\u00b2 delivered at the end of 2020), Beauvais (32,000 m\u00b2 rehabilitated in 2023), and most recently Cholet (21,000 m\u00b2 delivered in February 2024). More than 250,000 m\u00b2 are also under development in France, 350,000 m\u00b2 in Italy and 100,000 m\u00b2 in Spain <\/em>  \u00bb.  <\/p>\n\n<p class=\"wp-block-paragraph\">\u00ab  <em>APRC Group, a general contracting subsidiary, has built and delivered more than 1.8 million m\u00b2 of industrial, logistics, tertiary and retail buildings in France.
